Barcelo Property Invest is an independent, buyer's-side real estate advisory based in Barcelona, Spain. We represent international buyers exclusively — never sellers — in the purchase of luxury apartments, houses and villas from €1M across Barcelona, Sitges and the Maresme coast. The company is operated by MYLA Real Estate Investment SL and led by its founder, Myriam Lahlou.
What does a buyer's agent do?
Unlike a traditional estate agency that markets properties for sellers, we work only for you, the buyer. Our service covers the full purchase journey: a personalized property search, privileged access to off-market homes, negotiation of price and conditions, legal and technical due diligence, and coordination with independent lawyers and tax specialists through to the notary signing. Because sellers do not pay us, every recommendation is made in your interest alone.
Who is Barcelo Property Invest for?
Our clients are international buyers from Europe, the UK, the United States, the Middle East and Latin America who are relocating to Barcelona, purchasing a second home, or investing in the city's prime districts — from Eixample and Zona Alta to Diagonal Mar, Sitges and the Maresme. Most are buying property in Spain for the first time and rely on us for guidance on the NIE, taxes such as ITP and AJD, notary procedures and financing.
Who builds and runs Barcelo Property Invest?
Barcelo Property Invest is the luxury buyer's advisory of MYLA Real Estate Investment SL, a Spanish company registered in Barcelona. It was founded by Myriam Lahlou, a luxury buyer's agent who leads every mandate personally, supported by a network of local lawyers, architects, tax advisors and partner agents. Our guidance is practical and experience-based; for legal and tax decisions we always coordinate with independent licensed specialists.
How are fees structured?
Our fee is a transparent commission of 3.5% plus VAT of the purchase price, paid by the buyer. There are no hidden listing-side commissions, so our loyalty stays entirely with you throughout the purchase.
